Hot water extraction is the method most carpet manufacturers specify to keep a
warranty intact. We pre-treat, agitate where it's needed, then extract hot solution and soil
back out of the pile rather than leaving it sitting in there.

What to expect
Most rooms are walkable in a few hours, longer if the room is cold or humid. We'll give you
a realistic number before we leave rather than an optimistic one. Carpet that has been
neglected for years will improve enormously but may not look new. We'll tell you which
one you're getting when we look at it.
Most Washington leases require carpets professionally cleaned at move-out, with a receipt,
before the deposit is returned. A machine rented from the grocery store often doesn't satisfy
that wording.

Timing matters
Book us after the movers, not before. Cleaning a full unit means everything under
the furniture gets missed, and moving boxes back over damp carpet undoes the work. If Caravan
Moving is emptying the place, one call lines both up in the same week.
Upholstery takes a different tool and a gentler approach than carpet. We check the
manufacturer's cleaning code first: some fabrics take water, some take solvent only, and
guessing on the wrong one causes shrinkage or watermarking that cannot be undone.

Honest limits
We test an inconspicuous area before committing. If a piece is a fabric we don't think will
survive cleaning, we'll say so and not take your money. Leather is conditioned rather than
extracted. Ask us.
We clean area rugs in place, on a protective barrier so nothing wicks into the floor
underneath. Suitable for most machine-made and synthetic rugs and for wool rugs in reasonable
condition.

Antique, silk, hand-knotted and natural-dye rugs belong in a wash plant with full submersion
and controlled drying, not on your living room floor. If you show us one of those we'll tell you
and point you at someone who does it properly. Getting that wrong ruins a rug worth more than
the whole job.
Grout is porous, so it holds everything a mop pushes into it. Household mopping generally
moves soil around the grout lines rather than removing it. We use a pressurised rotary tool that
flushes the line and vacuums the dirty solution straight back out.

Worth knowing
Cleaning removes soil. It does not remove staining that has dyed the grout itself, and it does
not repair cracked or missing grout. If your grout needs colour-sealing or replacing, that's a
different job and we'll tell you honestly which one you're looking at.
This is a deep clean of the existing finish, not refinishing. Years of
mop residue, cleaning-product film and ground-in soil come off, and the floor looks
dramatically better because you're finally seeing the finish instead of what's sitting on it.

What this will not do
It will not remove scratches, gouges, pet stains that reached the wood, or sun-fading. It will
not restore a finish that has already worn through to bare timber. Those need sanding and
refinishing by a floor contractor. We check first, and if your floor is waxed, unsealed
or water-damaged, we'll decline rather than risk it.
Different stains need opposite chemistry: what lifts red wine will set rust. We
identify the stain first, then treat it specifically, which is why we ask what it was and how
long ago.

Anyone promising to remove every stain is selling. We'll tell you what we think will lift
before we quote you for it.
Odour is caused by something that is still physically present. Deodorising sprays cover it
for a few days and then it comes back, usually worse in humidity. We find the source and treat
it.

Extraction and neutralising
The honest version
Severity decides the outcome. A recent accident usually clears completely. Years of repeat
marking that has reached the pad and subfloor often needs the pad replaced and the subfloor
sealed. No topical treatment fixes that, and we'd rather tell you up front than take your
money twice.
An optional treatment applied after the clean, using EPA-registered products according to
their label directions. Commonly requested for homes with pets, small children, allergy
sufferers, or after illness in the household.

have a specific concern, tell us what it is and we'll tell you plainly whether this is the right
